Few tips to look for on standard contracts for your protection.
1) Make sure that your work scope is spelled out and defined.
2) Change orders shall be spelled out in your contract, so you will know how they work.
3) Permits and Compliance with Government, State regulations.
4) Workmanship, matching existing finishes described in contract.
5) Warranty, make sure you receive a written one.
6) Disputes are you offered Arbitration.
7) Payment schedules defined.
8) Does the contractor offer customer references? Is the contractor experienced with insurance damages?
9) Is the contractor qualified and have over 10 years experience?
10) Is the contractor insured for your protection and will they additionally Insure you?

There are three types of insurance coverage. Replacement cost coverage pays the cost of replacing your property regardless of depreciation or appreciation. Premiums for this type of coverage are based on replacement cost values, and not based on actual cash value. Actual cash value coverage provides for replacement cost minus depreciation.
Extended replacement cost will pay over the coverage limit if the costs for construction have increased. This generally will not exceed 25% of the limit. When you obtain an insurance policy, the coverage limit established is the maximum amount.
The insurance company will pay out in case of loss of property. This amount will need to fluctuate if homes in your neighborhood are rising; the amount needs to be in step with the actual value of your home. In case of a fire, household content replacement is tabulated as a percentage of the value of the home. In case of high value items, the insurance company may ask to specifically cover these items separate from the other household contents. One last coverage option is to have alternative living arrangements included in a policy. If a fire leaves your home uninhabitable, the policy can help pay for a hotel or other living arrangements.

The Importance of Property INSURANCE CLAIMS for Owners
You have the right to be treated fairly and honestly when you make a claim. If you believe an insurance company has treated you unfairly, call TDI at 1-800-252-3439 (463-6515 in Austin) or download a complaint form from the TDI website at http://www.tdi.state.tx.us. You can complete a complaint form on-line via the Web or fax it to TDI at 512-475-1771.
You have the right to reject any settlement amount, including any unfair valuation, offered by the insurance company. You have the right to have your home repaired by the repairperson/contractor of your choice.
The insurance company must tell you in writing why your claim or part of your claim was denied.
You have the right to refuse to provide your insurance company with information that does not relate to your claim. In addition, you may refuse to provide your federal income tax records unless your insurer gets a court order or your claim involves lost income or a fire loss.
When you file a claim on your own policy, you have the right to have your claim processed and paid promptly. If the insurance company fails to meet required claims processing and payment deadlines, you have the right to collect 18% annual interest and attorney’s fees in addition to your claim amount.
Generally, within 15 calendar days, your insurance company must acknowledge receipt of your claim and request any additional information reasonably related to your claim. Within 15 business days (30 days if the company reasonably suspects arson), after receipt of all requested information, the company must approve or deny your claim in writing. The law allows the insurance company to extend this deadline up to 45 days if it notifies you that more time is needed and tells you why.
After notifying you that your claim is approved, your insurance company must pay the claim within 5 business days.
If your claim results from a weather-related catastrophe or other major natural disaster as defined by TDI, your insurance company may take 45 additional days to approve or deny your claim and 15 additional days to pay your claim.
Often an insurance company will make a claim check payable to you and your mortgage company or other lender and will send it to the lender. In that case, the lender must notify you within 10 days of receipt of the check and tell you what you must do to get the funds released to you.
Once you request the funds from the lender, within 10 days the lender must: release the money to you and your contractor; or tell you in specific detail what you must do to get the money released.

P.A. charges a flat fee of 10% of the amount to only negotiate the total amount that you receive from the insurance co in order to restore your loss, DFW Build Remodel negotiates with your insurance company at “No Charge” and DFW Build Remodel restores/rebuilds your home/building quickly and efficiently! Or we can give you a great estimate without representing your claim as well.
CAN MY INSURANCE COMPANY CANCEL MY POLICY AFTER A HAIL AND OR NATURAL ACTS OF MOTHER NATURE OCCURS?
An “Act of God” and or “Mother Nature” is not grounds for cancellation.
IS THERE A DEADLINE TO FILE A CLAIM AND TO COMPLETE THE IMPROVEMENTS?
There is generally a 6 month or 1 year statute of limitations to file a claim and complete the Improvements, refer to your policy. “You may have Roof and or other property damages that you may not be unaware of.”
DO I NEED TO GET 3 ESTIMATES FOR MY INSURANCE COMPANY?
No, you have the right to choose your contactor based on quality, qualifications not price. If allowed to, the Insurance Company will likely choose the cheapest price which is not in your best interest.
WILL I HAVE TO PAY OUT OF POCKET?
DFW Build Remodel works for the (Insurance re-construction proceeds) in some cases less than insurance proceeds. We are also experts at evaluating and securing supplements from insurance companies for legitimate losses that may have been unforeseen during initial inspection. We guarantee there will be no cost above your work scope unless you add additional work and or any supplements above the original loss work scope arise.
WHAT IF THE INSURANCE COMPANY DID NOT PAY FOR MY ENTIRE, ROOF AND OR PROPERTY LOSS?
You are entitled to a Re-inspection on your property from your insurance company with a DFW Build Remodel representative. We will work with the adjuster to (make sure all of the necessary work is included in the work scope.
WHEN CAN DFW BUILD REMODEL START MY JOB?
Once we have settled with the insurance company and or if you decide to pay to get project started until your insurance company reimburses you back, typically within two weeks or less, some cases sooner.
